Q 1: Where is Con Dao Located?
A: The Con Dao archipelago is located 180km off the South east coast of Vietnam and 45 minutes by flight from Ho Chi Minh City. Con Son is its main island and also a national park with pristine beaches and breathtaking natural surroundings. Considered one of the best diving sports in Vietnam with over 1000 hectares of unspoiled coral reefs, Con Dao is truly a gem and is included in the list of “ Areas if highest regional priority” in the World Bank Global System of Marine Protected Areas. President dolphins & Dugong’s can be found in the surrounding waters and each year, thousand of Hawksbills and Green Turtles return to the island for nesting.
Q 2: How many villas will be available for purchase?
A: There are 7 residential villas on offer, from two bedrooms to four bedrooms configuration, each with an average plot size of 2000 square meters and with panoramic ocean views. Each villa is designed with one private infinity pool and one infinity lap pool. The villa owners will enjoy the full facilities of the resort which comprises of a Six Senses Spa, gourmet restaurants, conference room facilities, a fitness centre and a retail shop.
Q 3: What is the total purchase price for the villa and the land?
A: The villa cost will vary depending on the villa selected. Villa pricing begins at USD 2 million, and varies according to the villa specifications and location.
Q 4: How will my villa purchase be legally structured?
A: Villa Investors purchase V shares in a BVI holding company, Con Dao Hideaway Residences Ltd which is the wholly-owned subsidiary of CONDUR Resort Limited, the holding company for the Resort. A purchase of a specified V share in Con Dao Hideaway Residences Ltd will provide qualified offshore investors (Villa Investors) the exclusive rights to the specific villa they have selected at the Resort.
Q 5: What are the land lease terms?
A: The duration of the Lease is for a minimum of 50 years from the date if issuance of the investment license. Please note that there is a possibility of extension beyond the 50 year initial term.
Q 6: How do I make a reservation? Must I do so in advance?
A: Upon enrollment in the Rental Programme, we will ask you to provide us with a schedule of when you’d like your villa included in our inventory over the calendar year. Therefore, you are free to use your villa at any other time. However, we ask that you to call or e-mail us, to let us know exactly when to expect you so that we can have your villa ready. Should you wish to visit at a time when your villa is included in our inventory, we will do our utmost to honor your request on a space available basis.
Q 7: What are the terms of the rental programme?
A: The Resort Management Agreement will cover all aspects of the villa rentals. The Resort Management Company will be responsible for renting the villas to hotel guests and will make sure the villa is available to the Villa Investor, depending on what program the Villa investor chooses. Income from the villa rentals will be collected by the management company Six Senses. Expenses, such as maintenance and management fees will be applied to each individual villa’s account. The surplus will be remitted as profit of Con Dao Hideaway Residences and then distributed to each V shareholder once a year.
Q 8: If I join the rental programme, how many days per year can I use the villas?
A: Your villa is yours to enjoy, our rental programme is tailored to your desires. As an owner you may us your villa as little or as much as you like. When you are not in residence you may elect to place your villa in the rental programme. Upon enrolment, we will ask you to provide us with a schedule of when you’d like your villa to be included in our inventory over the next calendar year. If you change your mind, you may terminate with six months prior written notice, and your agreement to honour any previously made bookings. The villa owners will enjoy the complimentary butler and housekeeping services including all standard amenities when they are in their residences for maximum 45 days per year.
Q 9: What if I want to join the Rental Programme, but I don’t want my master bedroom to be rented out to guests?
A: That’s no problem. You may choose not to include your master bedroom and/or any of the other bedrooms in the Rental Programme inventory. We will enroll only the bedrooms you make available. Do keep in mind, however, that you would still be required to purchase the furniture package for the entire villa on order to be included in the programme.
Q 10: May I resell my villa before full payment has been made?
A: You may resell your villa once all villas available in phase one have been sold by the developer. We would require full payment to be made before a resale can be authorized. The prior approval of the developer, which shall not be unreasonably withheld, is necessary for all resale.
Q 11: May I modify or change the villa furniture if it is not to my taste?
A: Those villa owners who decide not to join the Rental Pool may alter their villas to the extent that the alterations do not affect the exterior of the villa itself or the appearance from the exterior.
Q 12: Will I need to get the Developer’s approval if I wish to change the exterior of the villa or the landscape design?
A: Yes, the developer’s written approval is necessary if you wish to modify the exterior of the villa or the landscape design. The approval shall be at the sole discretion of the developer.
Q 13: Would there be any assignment fee for resale of the villa?
A: Yes, the developer will charge an assignment fee of 3% of the resale price if the deal is successfully closed by our staff.
Q 14: How is the cost/purchasing process structured? What is the minimum value of the villa required to be provided in the beginning of the purchasing process?
A: Please find our payment schedule as follows:
• 10% deposit to be made when the Villa Reservation Agreement is executed
• 50% upon execution of the Long-term Lease Agreement;
• 40% when the Villa is completed & ready for the handover.
(5% will be retained in escrow by Lessor six months from the date of completion of the Villa to cover any defects.)
Please kindly note that all foundations of the residential villas are completed and we are also delighted to inform you that our show villa is ready for you to visit/inspect if you have a chance to be in Vietnam.
Q 15: What kinds of privileges can a villa owner enjoy?
A: The villa owners will enjoy 20% discount on food and beverage as well as spa services when they are in the resort and will be provided complimentary butler and housekeeping services inclusive of standard guest amenities when they are in the residences for maximum 45 days annually.
Q 16: What services are included in the property management? What is the cost structure of the property management?
A: The Resort Management Agreement will cover all aspects of the villa rentals. The Resort Management Company will be responsible for renting the villas to hotel guests and will make sure the villa is available to the Villa Investors, depending on what program the Villa Investors chooses. Income from the villa rentals will be collected by Six Senses. Expenses, such as maintenance and management fees will be applied to each individual villa’s account. The surplus will be remitted as profit of Con Dao Hideaway Residences and then distributed to each V shareholder once a year.
The Manager shall in the management of the Villa provide services including, but not limited to, those described below. The services provided by the Manager shall be of a first class quality and consistent with those provided to the Hotel.
• Services included in Cost of Goods Sold for the Villa (12% of gross rental income)
• Common Area Maintenance Services, Villa Maintenance and Related Services included in Shared Expenses (~USD$2,500/month) and common area capital reserve (2% of rental income).
• Management and Marketing Services Provided by the Manager in return for the 50% profit share
• Villa utilities charges (6% of rental income)
• Capital Reserves for Major Repairs ($10,000 initial plus 2% of rental income)
Q 17: As an owner, can I leave any of my personal belongings in my Villa?
A: The resort can make arrangements to build a private storage area for its owner in order to leave behind items for their next visit to the resort. However, please note the resort will not be responsible for any damage or loss to any of these items.
Q 18: Can I send friends & families to the resort to use my villa as part of the days allotted to me?
A: Villa Owners can offer their resort to their friends & family however in order to be able to accommodate the dates, we request our owners to inform the resort 1 month prior to arrival. The stay will be deducted from their quota of 45 days. Any discounts of F&B or other resort activities will have to be requested prior to the group’s arrivals.
Q 19: What kind of recreational activities can we do on the Island?
A: Con Dao Island has a number of activities for visitors to enjoy. A few “must things to do” would be a Historical Tour of the Island which included visiting the Museum, old limestone kilns and other historic landmarks. The Island is also ideal for nature lovers who can go running, hiking, trekking and bicycling in the beautiful Con Dao hills. The island is also known for the best diving in Vietnam with some fantastic diving spots that can be easily accessible via Boat. Finally, no beach side location is complete with water sports including sailing & kayaking. The resort also organizes a number of activities for the guest with a Six Senses touch, including visits to the local markets, Vietnamese cooking lessons, diving classes etc
Q 20: Is the resort child friendly?
A: The resort welcomes family’s to bring their children with them on Holiday and is well equipped to cater to children of all ages. The resort will be able to provide upon request baby cots’ & baby amenities, baby sitting services, special daily activities for the children (sand castle making competitions, a day with the pastry chef, painting and drawing activities etc) and the newest addition to the resort will be a fully equipped kid’s club that is scheduled to open in a month.
